Development of Local Areas Using Their Attraction

Basic Idea

We will leverage our characteristics of having stores across Japan and our stores, which serve as base points, work with local communities, governments, NGOs, NPOs, and tenants to contribute to sustainable area development utilizing local assets. We will also promote local revitalization by discovering and disseminating the appeal of the area while actively contributing to solving local issues such as disaster prevention and crime prevention.

Creation of Prosperous Communities in Which People Gather with Stores at the Core

We are developing local areas based on our accumulated ability to develop shops and insights into customer needs by enhancing local attractiveness with our stores at the core and using their uniqueness while all our stores are considering access to public transportation to ensure that customers can comfortably visit the stores.
This initiative has its root in the development of shops around our department store in the Former Foreign Settlement in Kobe. The Daimaru Kobe store has invited luxury brands to open their boutiques in buildings around the store in the Former Foreign Settlement to make the area lively and strengthen the ability of the entire area to attract customers. We use this know-how to develop other areas.
Particularly, in Sakae, Nagoya and Shinsaibashi, Osaka, which are the Group’s key strategic areas, we are working to add attraction and revitalize them. We will build commercial facilities that maximize synergy between the Department Store and Parco SC, like the Daimaru Shinsaibashi store and Shinsaibashi PARCO, to create new consumption and customers.
The Group will aim to create attractive areas that coexist with local communities with a long-term perspective by attracting crowds to the areas and developing content toward future lifestyles.

Accelerating regional development by establishing a developer company

In addition to its core department store and shopping center businesses, the Group has positioned the developer business as a priority for the Group's renewed growth, aiming to propose diverse urban lifestyles and create attractive towns. In March 2023, J. Front City Development Corporation was established to maximize the value of Group-owned real estate by taking over the developer business that PARCO has operated to date. J. Front City Development will promote development multi-use /mixed-use facilities that include hotels, offices, and residential units, with retail as the starting point. This will occur in seven key cities (Sapporo, Tokyo, Nagoya, Kyoto, Shinsaibashi, Kobe, and Fukuoka) where the Group has its foundation, to improve the attractiveness of those areas. In these development projects, we will bring together our various business bases, resources, and expertise, including expertise in department stores and shopping centers, and create new spatial value that is unique to our Group. Our aim ultimately is to add value to regions.

Began the Construction of “(Tentative Name) Nishiki 3-chome District

25 Project” with Opening Scheduled for 2026 Parco, together with co-developers, is promoting the “(tentative name) Nishiki 3-chome District 25 project” in Nagoya City. With the concept of “a domestic and overseas center for creating cultural and exchange value as a new landmark of Nagoya,” it aims to strengthen the multitiered urban function of the Sakae area. We will aim to improve the attractiveness of the Sakae area by creating synergy with the Group’s existing facilities, such as the Matsuzakaya Nagoya store and Nagoya PARCO. The facility is scheduled to open around summer 2026.
The plan also includes environmental considerations such as the use of natural energy, energy saving, and the securing of at least 20% green space on the planned site. We will also strive to improve disaster preparedness, such as by building an emergency stockpile warehouse and accepting people who have difficulty returning home in the event of a disaster.

Announced “(Tentative Name) Shinsaibashi Project” with Completion Scheduled for 2026

Parco, together with co-developers, is promoting the “(tentative name) Shinsaibashi project” in the Shinsaibashi area. The planned site is located in a highly visible place at the intersection of Midosuji, which is the main street of Osaka, and Nagahoridori in “Shinsaibashi.”
We are planning to invite luxury brands to open (two- to three-floor) duplex boutiques on its lower floors facing the streets of Midosuiji and Nagahori-dori. By merging diverse applications including stores, a hotel, and offices, we aim to attract more crowds to and further revitalize its surrounding area.

New commercial facility “HAB@”

In April 2023, PARCO opened “HAB@” in Shinsekai Shimotori GATE (B1F to 2F) in the center of Kumamoto City at the former site of Kumamoto PARCO, which closed in February 2020. Taking into consideration the recent changes in lifestyles and consumers, we are proposing the value of “going out and spending time in the city” once again.
With the keyword “Let’s meet here again,” HAB@ aims to become a new hub of activity in the city for those who value experiences that only a real place can offer, such as the pleasure of sharing a meal or shopping at a store you stopped by.

Urban Development with ESG Model Stores at the Core

New Landmark in Shinsaibashi: Main Building of Daimaru Shinsaibashi Store and Shinsaibashi PARCO

The Daimaru Shinsaibashi store, which has about 300 years of history since first opening in Shinsaibashi, made its grand opening as a department store that will evolve looking out at the world and toward the future in September 2019. It was reborn as a landmark in the Shinsaibashi area with 368 distinctive specialty shops including first openings in the Kansai area and shops in new formats. Its concept is “Delight the World –Shinsaibashi, Adored by the World–.” The new Daimaru Shinsaibashi store aims to further increase the appeal of Shinsaibashi.
The main building of the Daimaru Shinsaibashi store adopts the latest things in the building and business model while inheriting long-loved things such as the Vories architecture and the spirit of hospitality. The store serves as a model for the future in terms of environmental initiatives such as the use of renewable energy and LED lighting in the entire building.
We aim to offer new value all the time to suit customer lifestyles and tastes that change with the times.

Shinsaibashi PARCO has become a new landmark of the Shinsaibashi area alongside the “main building of the Daimaru Shinsaibashi store,” which reopened after renovation in 2019. Each of these two large buildings distinguishes itself and contributes to the diversity of the area. Using their strengths, they provide various customers who visit Shinsaibashi with not only tangible goods but also new values, intangible goods and experiences and attract new crowds to the area.
Going forward, we will implement initiatives that enhance local attractiveness based on synergy between the Department Store and Parco like this.

Next Generation Commercial Complex: Shibuya PARCO

Shibuya PARCO has addressed “Incubation,” “Urban Revitalization” and “Trends Communication” and has played a part in developing Shibuya stimulating and at the same time being stimulated by the area since its opening in 1973. These three initiatives are Parco’s DNA and point of origin and also the belief of evolving Parco.
The building occupied by new Shibuya PARCO contributes to urban revitalization both in terms of hardware and software as a symbolic facility on the Koen-dori street with a total floor area of approximately 64,000 square meters and 19 floors above the ground and three under the ground consisting of commercial part on the 1st basement to the 8th floors and part of the 10th floor, a creative studio (talent incubation facilities) on the 9th floor, an entrance on the 1st floor and offices on part of the 10th floor and the 12th to the 18th floors.
In terms of hardware, we created a pedestrian-friendly environment by installing a walkway around the building and plazas on the premises and thereby expanding space for pedestrians to enliven the area. We address local issues such as disposal of goods and bicycle parking on streets, which prevent people from walking around, by installing an area logistics center and a bicycle parking lot in the building.
In the meantime, in terms of software, in the outdoor plazas in the building, we hold a wide range of events in coordination with the local community, fashion shows, music and food events to help create excitement in the area.

Ginza Six

Ginza Six, one of the largest commercial complexes in the Ginza area, which opened in April 2017, contributes to attracting more customers to the area with carefully selected 241 world-class quality brands, the unconventional store environment using art, customer management and analysis using ICT, and promotion creating a buzz and conscious of being spread on SNS. It also contributes to improving convenience and comfort and disaster prevention function in the area with a cultural and exchange facility “Kanze Noh Theater,” the Ginza area’s largest rooftop garden, a bus station, the “Tourist Service Center” and the environment that accepts stranded people in the event of a disaster.

Ueno “Shitamachi. Front”

The “Ueno Frontier Tower,” which opened in November 2017 as a new complex with Parco_ya, a cinema complex and offices, attracts new visitors including young people and office workers to the area. The “Ueno-ga-Suki (lit. We love Ueno) Station,” which serves as a tourist information center that provides information on the area, sells goods and holds events, was created on the 1st basement floor (the Matsuzakaya Ueno store). In the “Okachimachi Panda Hiroba,” various events are regularly held in collaboration with the government and the neighborhood shopping street.

Shop Development around the Daimaru Kobe Store

The Daimaru Kobe store has developed shops around it since 1987, about 30 years ago. Cutting-edge fashion brands are invited to open their boutiques in exotic buildings in Motomachi, Kobe, which historically developed as a foreign settlement, to attract more customers to the area. Currently approximately 60 shops operate around the store and the area combining shopping and sightseeing attracts customers from a wider area. The store organizes events using the appeal of the Former Foreign Settlement on a regular basis. In March 2017, Vogue’s shopping event “Vogue Fashion’s Night Out” was held. It was held in spring for the first time in the world.

Kyoto Machiya Project

In 2016, Daimaru opened the “Daimaru Kyoto Store Gion Machiya” as a special project celebrating the 300th anniversary of its foundation. In Gion, which has a taste of the old capital, we revived a dilapidated machiya (a Japanese traditional townhouse) and operate a luxury brand boutique that matches Kyoto, which combines “tradition” and “innovativeness” (Hermes from November 2016 to July 2017 and Hublot from August 2017). By preserving and using the machiya, we inherit historical value and contribute to revitalizing the area. And we are well received by people in Japan and abroad as well as residents in Kyoto.

In March 2018, we renovated an over 100-year-old hotel and opened “Blue Bottle Coffee Kyoto Cafe” with Blue Bottle Coffee in the Nanzenji area, which is a key sightseeing destination in Kyoto. We will continuously strive to find appropriate properties for the “Kyoto Machiya Project.”

In addition, in April 2019, we opened the “Bino Higashinotoin” featuring “beauty & health” on the Higashinotoin-dori street.

Nagoya Area

In November 2020, we opened the “BINO Sakae” in the Sakae area, Nagoya.
BINO Sakae, along with the Matsuzakaya Nagoya store, contributes to improving shopper circulation around the Sakae area and making the area more attractive. As the Group’s stores are concentrated in the Sakae area, Nagoya, we can show our strengths there.

Furthermore, we are redeveloping the “Nagoya Nishiki 3-chome District 25.” The Group, Nagoya City and a group represented by Mitsubishi Estate Co., Ltd. agreed on the project and entered into a master agreement in order to implement the project through collaboration among these three parties.
